The property is a 11,000 sqft hillside lot with existing house (tear down). Allowable new above-grade floor area is 2648 sqft (excluding garage, basement level, covered patios and open patios). We would like to make the basement 3000 sqft, main level 1800 sqft, and upper level 1250 sqft approx. Set backs will be approximately 7.5 feet from each side and front. We are looking for floor plans (available to provide in CAD format if chosen) and a few renderings of exterior and from interior to evaluate how views are aligned with windows/decks in the rooms of the house.
6,000 sqft 3-story house (including basement) and infinity pool on main/streel level with 2-car parking garage. We plan to put 2 bedrooms/2 bath (1 master suite and 1 guest bed/office) on upper level and 3 bedrooms/ 3 bath on lower level (basement), main/street level for entertaining/kitchen, powder room, open decks on all floors
as well as infinity pool, and roof deck.
Project needs to be minimalist, contemporary, and ultra-modern (see attached house style inspiration pictures) with as much outdoor space and glass as possible to take advantage of views. Floor-to-ceiling sliding window/doors throughout.
Need to avoid chopped-up layout. We want the house to be as open and spacious as possible.
